Lift the cabinets off the floor

In a low-lying Sarawak home the first thing a monsoon flood does is push a few inches of muddy water across the floor. A carcass sitting flat on the slab wicks that water straight up into the board, so even a shallow, brief flood can write off a whole run of base cabinets that never really went under.

Raise the base carcasses on taller legs or a deeper plinth so a shallow flood passes underneath instead of soaking into them, and keep the lowest drawer or shelf that holds anything valuable above the line water usually reaches. Choose finishes that wash down, not ones that swell up

Once the water drops, the material decides your loss. Particleboard and MDF drink water at the edges, swell, delaminate and stay damp inside — they cannot be dried, only cut out and rebuilt. Lift the sockets, switches and DB above the flood line

Water and live points are the dangerous part of a flood, and the expensive one — a submerged socket, switch or distribution board means the circuit is compromised, the safety risk is real, and the reinstatement bill climbs fast. Points set at standard heights on a ground floor that floods are simply in the wrong place.

Coordinate with your electrician to raise sockets, switches and especially the distribution board above the flood line you have seen, and to put the ground-floor circuits on their own way so a soaked zone can be isolated without killing the rest of the house. Make the low-down parts sacrificial, protect the valuable parts high

Trying to make every part of a fit-out flood-survivable is expensive and still not certain. The parts nearest the floor take the hit every time, while the doors, worktops, tall units and appliances up high usually stay clear of a shallow flood.

Grade the fit-out by height. Down low, accept cheap, replaceable sacrificial parts — a plain plinth, a kickboard, a bottom rail — that you plan to swap after a flood without touching anything above them. Up high, put the durable, expensive elements you want to keep. When water comes you replace a few low, deliberately cheap pieces instead of gutting the whole kitchen. Build so it dries out and comes apart fast

Recovery time is where a flood really costs you — every day the fit-out stays wet is mould, smell and a room you cannot use. A sealed-in cabinet with trapped water behind a fixed kickboard and buried services can take weeks to dry and diagnose.

Design the fit-out to be opened up and dried quickly: removable kickboards so air gets under the units and trapped water drains out, service-access panels so plumbing and cabling can be reached and checked without demolition, and cabinets that can be part-dismantled and reassembled rather than ripped out. The aim is drying, cleaning and part-replacement measured in days, not a full strip-out. Recoverable is the honest goal — never flood-proof.

Pick a floor and wall base you can dry out

The floor and the bottom of the walls sit in the water longest. Timber laminate swells and lifts; a gypsum or plaster wall base wicks water upward and holds it, so a shallow flood ruins a band of wall well above the water line. Tile on a solid screed and hard, wipe-clean bases take the same flood and dry.

For flood-reached areas lean on hard, recoverable surfaces — tile on screed, or SPC flooring, which resists water and wipes clean far better than timber laminate — and clad or protect the wall base with recoverable materials like tile or WPC fluted panels rather than leaving bare plaster low down. Coordinate the waterproofing and floor falls with the tiling trade so water runs toward a drain, not into the joinery. SPC resists water; it is not a guarantee against a standing flood, so keep the recoverable-base logic through the whole low band.

Plan how the water gets out and the house dries

A flood that comes in also has to go out, and then the structure has to dry before mould sets in. A home with no floor falls to a drain, poor cross-ventilation and no easy way to open up holds water in the corners and stays damp for weeks after the visible flood is gone.
